CATTARAUGUS COUNTY, NEW YORK

Living & Buying Real Estate in Cattaraugus County, NY

Cattaraugus County covers a much larger and more varied real-estate market than any single town can explain.

Olean serves as a major population and service center in the southern part of the county, while nearby communities such as Allegany and Portville quickly introduce village, town and rural property.

Farther north and west, Ellicottville, Salamanca, Hinsdale and Franklinville add recreation-oriented property, small-city housing, traditional village settings and substantial rural acreage.

The purpose of this guide is not to rank those communities. It is to help buyers understand how the county fits together before narrowing the property search.

Where should a Cattaraugus County home search start?

Start with the type of property and the part of the county you need to reach regularly.

A buyer focused on Olean may reasonably consider Allegany, Portville and Hinsdale in the same search.

Someone prioritizing Ellicottville or recreation property will be looking at a different part of the county.

Cattaraugus County is geographically large enough that a county-wide search can produce properties that have very little in common.

Municipal boundaries, school districts and mailing addresses can also create confusion. Use the individual Community Guides to understand the local geography before relying on a search result alone.

Cattaraugus County communities at a glance

This is not a ranking of one community over another. Use it to identify which part of the county is most likely to fit the property you want.

Olean

Small-city regional center. Established residential streets, older housing stock, multi-family property, a commercial/services concentration and the surrounding Greater Olean search.

Olean Local Guide

Allegany

Village plus a much larger surrounding town. Traditional village property, the St. Bonaventure corridor, country roads, and rural homes and acreage farther outside the village.

Allegany Local Guide

Portville

Small village, river valley and countryside. Village housing, rural residences, wooded land, acreage and country property.

Portville Local Guide

Ellicottville

Village plus a recreation-oriented market. Village homes, condos, second homes, recreation-oriented properties and rural hillside property — considerably more than a single ski season.

Ellicottville Local Guide

Salamanca

Small city in the Allegheny River valley with regional access to Allegany State Park. Property in and around Salamanca can involve Seneca Nation territory, so buyers should verify jurisdiction, leases and title details for the specific parcel rather than relying on general information.

Salamanca Local Guide

Hinsdale

Predominantly rural, near the Olean area. Country homes, acreage, woods and rural property.

Hinsdale Local Guide

Franklinville

Traditional small-town center with a rural surrounding landscape. Village/small-town housing, agricultural landscapes, wooded parcels and rural property.

Franklinville Local Guide

Cuba, NY is not part of Cattaraugus County — it sits in neighboring Allegany County, though it can still be relevant to buyers expanding an Olean-area search eastward.

How do Olean, Allegany and Portville fit together?

For many buyers, they function as connected parts of one broader search.

A relatively short geographic move can change the property from established city housing to a compact village or a rural home with considerably more land.

Olean provides much of the concentrated city housing and commercial activity. Allegany introduces both village housing and the much larger surrounding town. Portville extends the search southeast into another village and increasingly rural property. Hinsdale can widen the same general search farther north toward acreage and country property.

Olean

Established city housing, services and the Greater Olean search.

What changes when the search moves toward Ellicottville and Salamanca?

The housing and buyer profile can change considerably.

Ellicottville includes a strong recreation and second-home component, while Salamanca provides a small-city market near Allegany State Park with its own geographic and property considerations.

Do not combine these markets into one generic western-county description. Each deserves its own Community Guide and property-specific evaluation.

Where can buyers look for acreage in Cattaraugus County?

Acreage can appear throughout the county, but buyers usually need to search beyond the most concentrated city and village areas.

Allegany, Portville, Hinsdale, Franklinville and rural areas around other communities may all become relevant depending on inventory.

Acreage should not be compared using acres alone. Property characteristics worth evaluating include:

  • Road frontage
  • Topography
  • Woods
  • Fields
  • Drainage
  • Wells
  • Septic systems
  • Outbuildings
  • Access
  • Rights-of-way
  • Survey/boundary information
  • Intended use

Why doesn't every real-estate search match the town name?

Real-estate search systems may use ZIP codes, school districts, metropolitan areas, cities or other geographic definitions. Those boundaries do not always match municipal boundaries.

This is especially important on the existing Community Guides because the approved IDX geography differs by community:

  • Olean: Greater Olean metropolitan-area search
  • Allegany: 14706 ZIP-based search
  • Ellicottville: school-district search
  • Salamanca: school-district search
  • Hinsdale: school-district search
  • Franklinville: school-district search

These are the same approved Pass 3 search definitions used on each Community Guide — explained here rather than changed, since they do not always match exact town limits.

What should buyers know before searching Cattaraugus County?

Start by deciding how broad the geography can be. Then identify:

  • Price range
  • Financing
  • Property type
  • Land requirements
  • Travel radius
  • Renovation tolerance
  • True non-negotiables

The wider geography can create more options, but it also means comparing properties that may have very different utilities, construction, land and marketability.
