I'm Brad Johnson, a real estate professional serving Western New York and Northwestern Pennsylvania. My work takes me across communities that are closely connected geographically but can be very different from a real-estate perspective.
A buyer comparing Olean with Allegany may be choosing between city streets, a compact village and rural acreage. A search around Bradford or Kane can move just as quickly from town housing into wooded property and larger parcels.
My job is not simply to open doors or put a property online. It is to help clients understand the market, the property and the decisions in front of them.
CROSS-BORDER COVERAGE
Two states. One connected market.
The New York-Pennsylvania line does not divide the way people actually live and work in this part of the region.
Olean and Allegany connect naturally with Bradford. Bradford connects south toward Smethport and Kane. Buyers searching for acreage or recreational property may need to look across several towns or even both states before the right property appears.
Because I work in both New York and Pennsylvania, I can help clients look at the region as one connected housing market while still accounting for the differences between the two states.

How I approach real estate
I believe the best real-estate decisions start with context.
For buyers, that means understanding more than bedrooms, bathrooms and price. It means knowing how communities relate to one another, where the housing stock changes, when a property search is actually using a school district or ZIP rather than municipal boundaries, and what additional questions come with rural property, land or acreage.
For sellers, it means understanding the difference between value and marketability. Pricing, presentation, photography, positioning, access and communication all affect how a property competes for attention.
The goal is not to make the process sound easier than it is. The goal is to make it easier to understand.

Most national home-search websites are very good at showing inventory. They are not always as good at explaining what changes when you move from Olean into Allegany, why a Portville search becomes increasingly rural, how Greater Bradford differs from Bradford city limits, or why a school-district search may include several communities.
