BRAD'S READ

Cattaraugus County's median single-family sale price moved higher while overall closed-sale volume was relatively close to the prior 12-month period. Median days on market was essentially unchanged. Countywide numbers are useful for seeing direction, but individual communities and property types can behave very differently.

What is happening in the Cattaraugus County real-estate market?

The figures above reflect the most recently verified single-family residential activity for Cattaraugus County. Review the methodology section below for exactly what is and is not included.

What is the current housing inventory in Cattaraugus County?

Inventory — active listings compared with recent sales — is one of the clearest signals of how much competition exists in a market.

More inventory relative to sales generally gives buyers leverage and time to decide. Less inventory relative to sales generally moves faster and rewards a well-priced, well-presented property.

As of the most recent snapshot, Cattaraugus County has 203 active single-family listings, or about 4.2 months of supply at the current pace of sales.

What is the median home sale price in Cattaraugus County?

Median sale price is a useful summary, but it describes a group of recently sold properties, not any individual home.

Property mix, condition, location within Cattaraugus County and financing conditions can all move a median without reflecting a change in what a specific property is worth.

The median single-family sale price in Cattaraugus County over the trailing 12 months was $175,000, based on 582 qualifying closed sales.

How long are homes taking to sell in Cattaraugus County?

Median days on market measures how long qualifying listings typically take to go under contract, using the source MLS's own days-on-market field rather than a closing-date-minus-listing-date estimate.

A shorter figure generally points to more buyer competition for well-priced, well-presented homes. A longer figure generally gives buyers more room to negotiate.

Over the trailing 12 months, qualifying single-family listings in Cattaraugus County spent a median of 20 days on the market before going under contract.

What should buyers watch?

Buyers should pay attention to the amount of competing inventory, how quickly appropriately priced properties are going under contract and whether the property type they want has enough recent sales to establish a useful comparison.

A market can look balanced overall while a specific price range or property type behaves very differently.

What should sellers watch?

Sellers should separate property value from market liquidity.

A home may have supportable value based on comparable sales and improvements while still appealing to a relatively small number of buyers.

Inventory, recent competition, showing activity and buyer response all help explain how easily the market may absorb a particular property.

METHODOLOGY

How this report is built

How these figures are calculated
Statistics are calculated from local MLS records for single-family residential properties using consistent status, date, and geography definitions. Market statistics describe groups of transactions and should not be interpreted as a valuation of an individual property.
Market geography
This report is county-wide, covering Olean, Allegany, Portville, Ellicottville, Salamanca, Hinsdale, Franklinville and the rest of Cattaraugus County together. Use caution reading a single county-wide figure: property mix can vary dramatically between a small-city Olean sale and a rural Franklinville acreage sale, so a countywide median can move for reasons that have nothing to do with underlying value.
Property types included
Headline metrics reflect single-family residential sales and listings only. Land, commercial, multi-family, condo, manufactured and other property classes are not mixed into these figures.
Data source
Local MLS data
Data through
August 31, 2026
Inventory snapshot

Closed sales
Counted by closing date within the reporting period.
Median methodology
Qualifying values are sorted; the middle observation is used for an odd count, and the average of the two middle observations is used for an even count.
Days-on-market source
Read directly from the source MLS's days-on-market field, not calculated as closing date minus listing date.
Months of inventory
Active listings at period end, divided by trailing-12-month closed sales ÷ 12.
Pending sales
Reported as newly-pending activity when reliable status-change history exists, and labeled "Current Pending" (a point-in-time count) when it does not.
Revision policy
This page is a permanent, updatable report, not a dated snapshot — figures are revised in place as newer verified data becomes available, rather than publishing a new URL each month.
Small samples
Fewer than 10 qualifying observations are shown with an explicit caution; fewer than 5 are shown as-is without a percent-change narrative; zero qualifying sales or listings are stated as zero, never left blank or shown as a $0 price.

Market statistics describe groups of properties and do not establish the value of an individual home. Property condition, location, improvements, land, features and the available buyer pool can all affect an individual property's market position. This report is not an appraisal.
