A Sale That Almost Fell Apart

How a complicated Western New York home sale made it to the closing table

Successful closing after months of complications.

Some real estate transactions are straightforward.

This one was not.

What began as a normal home sale turned into a months-long process involving an occupied property, legal delays, electrical work, inspection questions, cleanup issues, buyer renegotiation and repeated closing delays.

By the end, the job was no longer just marketing a property and presenting offers. It was keeping a complicated transaction moving when several different issues could have caused it to fall apart.

The Challenge

The property had occupancy and legal issues that needed to be resolved before closing could move forward.

At the same time, electrical work and utility coordination were needed. I stayed in contact with the contractor, followed up on utility-service issues and helped track down inspection information as the transaction progressed.

Later, property condition and cleanup became another point of negotiation. The buyer and seller were not initially aligned on how to move forward, and there was a real possibility that the transaction would be canceled and the property put back on the market.

My Role

When a transaction becomes difficult, somebody has to keep the moving pieces connected.

That meant communicating with the seller, buyer's agent, attorneys, contractors and others involved while continuing to push for decisions.

The owners take it personally. It's our job to be the buffer for that.

That is often what an agent's role becomes in a difficult transaction: protect the client's interests, keep emotion from taking over the negotiation, and keep the process moving.

The Decision

Eventually, the seller had to choose between accepting a workable deal or starting over and pursuing the possibility of a better financial outcome.

We talked through the tradeoff between time, money and uncertainty.

There was no perfect answer. The question was whether potentially gaining more was worth reopening the entire process.

The seller chose to move forward.

The Result

The transaction closed successfully after months of complications.

We reached the finish line. I can't thank you enough.

A few days later, once the proceeds arrived, the seller confirmed that everything was complete and thanked me again for helping get the transaction finished.

What This Sale Shows

The value of an agent is not always most visible when the listing goes live.

Sometimes it shows up after the offer is accepted, when something goes wrong and somebody has to coordinate people, solve problems, negotiate, follow up and keep the transaction alive.

That is the story here.
